Where do we build?

We build primarily in and around Greenville, South Carolina. Our project homesites extend into southern North Carolina and the Upstate of South Carolina, with the majority of projects being around Lake Keowee, the Upstate mountains, and the suburban and urban areas around Greenville.

What types of homes do we build?

Cobblestone Homes is a fully custom homebuilder that partners with BLOM Design Studio for architectural design and/or modifications. We can work with a plan you already have, modify one of our in-house plans, or develop a completely custom design/build project alongside the team at BLOM. Each project type is priced accordingly as the site and build specifications are considered.

We also build a limited number of high-end townhome communities alongside BLOM Design Studio that deliver the same level of intentional design as all of our build projects. We enjoy the challenge of building homesites in a smaller footprint that cultivates intimate living spaces while also making community and the greater amenities of the city readily accessible.

At Cobblestone Homes, we specialize in innovative design and value engineering, while taking special care to cultivate inviting spaces that look and feel like “home.” Through our partnership with Blom Design Studio, who is recognized by Forbes in America’s Top 200 Residential Architects, we provide comprehensive in-house architectural and design services. Our forward-thinking approach ensures we are setting industry trends rather than simply following them. We also have long-standing relationships with our trade partners and vendors, allowing us to furnish and service your Cobblestone Home with quality and care.

How are our contracts structured?

We offer a fixed price sales contract with allowances for a number of selections based on each individual fully custom home. This can vary depending on the scope of each build, but generally includes allowances for flooring, tile, lighting, cabinets, etc. The difference in cost based on selection is handled on formal Change Orders to track debits and credits throughout the build.

How is project financing generally structured?

We typically operate using either a construction loan or a cash draw schedule. If a client is using a construction loan, payments are made based on progress inspections conducted by the lender. For cash payments, we provide a draw schedule with payments due at key milestones, such as foundation, framing, cabinetry, siding/exterior, and final completion. There are typically five to six draws throughout the process.

How is our selection process structured?

We have a group of trusted preferred trade partners that are a highly valued resource for clients’ build journey. These representatives assist in gathering selections in plumbing, appliances, cabinetry, countertops, lighting, and more. Utilizing these preferred trade partners is critical to establish a predictable build timeline with our high expectation of care and consistent follow up even years after closing.

How many homes do we build in a typical year?

Though our average yearly builds vary depending on project size, we build approximately 20 custom homes each year. To ensure the highest quality and level of customer care, each of our homes is assigned a dedicated on-site project manager.

What is the price range of the homes we build?

Most of our homes typically range from $750,000 to over $3 million.

What is our typical build time?

Our average build time is 12 months from the time we break ground, with the timeline increasing according to build scope.
